At Chateau Partners, we combine three disciplines that rarely coexist under one roof: the analytical capability of an investment fund, the aesthetic judgment of an architecture studio, and the operational agility of a boutique developer.

We specialize exclusively in Madrid's prime residential segment — districts such as Salamanca, Almagro, Recoletos, and Justicia — where deep local knowledge and direct relationships with owners and agents allow us to identify assets before they reach the open market.

Each transaction is structured through an independent SPV and managed with full transparency: investors have complete visibility into capital deployed, construction progress, and projected returns at every stage of the cycle.

Our integrated model allows us to take full responsibility for the entire investment cycle, delivering a transparent and efficient experience. Once we identify an opportunity, we lead every phase of the process internally — without outsourcing the decisions that determine return.

Opportunity sourcing

Direct access to off-market assets through a consolidated network of owners, intermediaries, and prime agencies. Strict selection criteria: location, structural condition, renovation potential, and financial viability.

Financial analysis and business plan

Detailed modeling for every transaction: capital structure, cash flow projection, sensitivity analysis, and exit scenarios. The deal only proceeds if fundamentals are sound under a conservative case.

Technical and legal due diligence

Comprehensive review of title, liens, permits, building inspection (ITE), homeowner association bylaws, and purchase terms. We work with specialized attorneys and trusted technical architects.

Bank financing

We structure financing with specialized lenders: a bullet mortgage on the asset and a developer credit line covering 100% of CAPEX. Leverage is calibrated to protect investors under adverse scenarios.

Asset acquisition

End-to-end management of the purchase process: negotiation, deposit, notary coordination, and corporate structuring. Investor capital is deployed only once all documentation and financing are confirmed.

Design and full renovation

Each asset is transformed through an architectural project tailored to the end buyer profile: intelligent layouts, first-tier materials, and finishes that justify a premium exit price.

Marketing and sale

Active exit strategy from the start of construction: renderings, sales dossier, open houses during the gutted phase, and a prime broker network. The goal is to secure committed buyers before the renovation is complete.

Distribution and close-out

Complete and transparent settlement: return of capital and interest to each LP, payment of taxes, fees, and accounting close. The deal is not archived until every euro has been distributed and accounted for.
